Kristel is a well-trained and self-directed manager and wishes to apply her experience and skills with a progressive organization with whom she shares a sense of mission. Kristel prefers to avoid daily commuting when time is better spent adding value to the organization. She has excellent remote work skills.
Kristel is now bringing her experienced services back to the market after enjoying a sabbatical. Tenant move coordination and contracting will be among the services. On behalf of the Tenant and in collaboration with the Tenant’s office manager, this service includes:
- Purchasing furniture and fixtures (“FFE”)f
- Procuring design and installation of communication services
- Scheduling and coordination with Tenant-work design and construction contractor
- Overseeing FFE and communication installation
- Facilitating operations move and startup as requested by Tenant
At the onset of COVID the world changed for 16 months. During that period various special tasks were undertaken:
- Added remote work proceedures for vendors and the building engineering staff
- Prepared a Business Operations Plan as required by Governor Walz
- Worked out individual operating agreements with Tenants when needed
- Worked with Vendors to provide COVID hardening operational features
Throughout her tenure, many best practice actions were common, e.g.:
- Financial status and reporting
- Lease financial management including Common Area Maintenance administration ("CAM")
- Planning and management of capital and tenant improvements
- Actively planned and managed special projects required for maintaing the Historic Hamm Building
- Led development of a state-of-the-art fitness center
- Led the management team in connection with specialty mixed use Tenants (2 restaurants, 2 theaters, and a destination clothier)
- Participated in the policy negotiations in connection with the City-wide bike path program and the Downtown Improvement District
